On-Platform Matching

AI Compatibility Assessments

Housing Match automatically assesses the compatibility between NDIS participants and disability housing properties — helping participants find the right home, and providers identify the right match.

What Are AI Compatibility Assessments?

Finding disability housing that truly works requires more than matching a postcode to a suburb. A successful placement depends on whether the participant's support needs, lifestyle, communication style and household preferences are genuinely compatible with the property, the provider and the existing household.

Housing Match's compatibility assessment engine evaluates this fit on-platform whenever a participant applies for a property. Rather than relying solely on a provider's intake judgment or a participant's self-report, the assessment synthesises structured data from both sides of the match to produce an objective, evidence-informed compatibility report. If you are new to NDIS housing, our Supported Independent Living (SIL) guide explains what SIL funding covers and what to look for in a SIL home.

These assessments are designed to support — not replace — the clinical judgment of providers, support coordinators and allied health professionals. They surface key compatibility insights and risks early, so that the right conversations can happen before a placement is made.

Compatibility Domains Assessed

Each compatibility assessment evaluates fit across up to eight domains. Domains with insufficient data are excluded from the score, and a confidence level is assigned based on data completeness.

Location & Transport

How well does the property's location match the participant's needs, community access goals and transport requirements?

Funding & Support Type

Is the participant's NDIS funding aligned with the property's support model and cost structure?

Accessibility & Physical Environment

Does the physical home meet the participant's mobility, accessibility and sensory requirements?

Support Complexity

Can the provider's support capacity match the participant's support needs, including clinical or complex behaviour support?

Lifestyle & Interests

Are the participant's lifestyle preferences, daily routines and community interests compatible with the existing household?

Housemate Compatibility

How likely are the participant and existing housemates to coexist positively based on shared preferences and complementary needs?

Behaviour Support

Are behaviour support plans and risk profiles assessed to identify potential household conflicts?

Communication Needs

Do the communication styles and needs of the participant align with the support approaches used in the home?

How the Assessment Process Works

1

Participant Profile Created

The participant (or their support coordinator) builds a detailed profile including disability type, support needs, funding details, lifestyle preferences, location requirements and any relevant documents.

2

Application Submitted

The participant or support coordinator submits an application for a specific SIL or SDA property through Housing Match.

3

Assessment Generated

Housing Match automatically generates a compatibility assessment comparing the participant profile against the property and its existing household profile.

4

Report Delivered

The assessment report — including domain scores, an overall compatibility score, a recommendation category and identified risks or mitigations — is added to the referral pack shared with the provider.

5

Provider Reviews

The provider reviews the compatibility assessment alongside the full referral pack to inform their intake decision. They can request more information, shortlist, or proceed to inspection.

6

Outcome Recorded

Placement outcomes are recorded in Housing Match, allowing the compatibility engine to continuously improve its assessment accuracy over time.

Frequently Asked Questions

What is an AI Compatibility Assessment?

A compatibility assessment is an automated evaluation produced by Housing Match on-platform when a participant applies for a property. It is generated without sending participant information to an external AI provider, it is labelled as a rule-based assessment, and every assessment requires human review. It analyses the fit between the participant's profile and the property across multiple domains — including location, funding, accessibility, support complexity, lifestyle and housemate compatibility — and produces a structured report with a compatibility score and recommendation.

How does Housing Match assess housemate compatibility?

Housing Match compares the lifestyle preferences, support needs, daily routines, communication styles and behaviour support profiles of a participant with those of existing housemates (where available). The assessment looks for complementary rather than identical profiles — compatible households often involve participants whose needs and personalities work well together, not just people who are the same.

What information is required to generate a compatibility assessment?

The more complete a participant's profile, the more accurate the compatibility assessment. Key information includes disability type, functional capacity, support needs, SIL or SDA funding details, location preferences, accessibility requirements, lifestyle interests, gender preferences, household size preferences, and any behaviour support requirements. Documents like OT reports, functional assessments and behaviour support plans can also be uploaded to enrich the assessment.

What does a compatibility assessment score mean?

The compatibility score represents the overall alignment between a participant and a specific property. A score above 75% typically indicates a 'Highly Compatible' or 'Compatible with Mitigations' outcome. The assessment also includes a confidence level (High, Moderate or Low) based on data completeness, so both participants and providers understand how reliable the assessment is.

Can providers rely on the compatibility assessment to make placement decisions?

Compatibility assessments are decision-support tools, not clinical assessments or placement approvals. They are designed to help providers and support coordinators prioritise referrals and identify potential risks or areas requiring further exploration. All placement decisions should involve the participant, their support coordinator, and the provider's clinical or intake team.

What is a 'Why This Match?' explanation?

Before submitting an application, participants and support coordinators can view a plain-English 'Why This Match?' summary that explains the key factors driving compatibility or incompatibility with a specific property. This summary references specific scoring drivers — for example, strong location alignment, partial lifestyle match, or a funding compatibility concern — to help participants make informed decisions.

Are AI assessments available for SDA properties as well as SIL?

Yes. Compatibility assessments are generated for both SIL and SDA property applications. For SDA properties, the assessment places greater emphasis on design category alignment, functional capacity, accessibility requirements and any co-located SIL provider's capacity to meet the participant's support needs.

Can support coordinators generate compatibility assessments on behalf of participants?

Yes. Support coordinators using Housing Match can build and manage participant profiles, search properties, and initiate applications — including triggering compatibility assessments — on behalf of the participants they support. Assessments are available within the referral pack that is shared with providers.

Important: Compatibility Assessments Are Decision-Support Tools

Housing Match compatibility assessments are designed to support informed decision-making. They do not constitute clinical advice, tenancy decisions, placement approvals, or NDIS determinations. All housing decisions should be made in consultation with the participant, their support coordinator, allied health professionals and the provider's intake team. Assessments are currently produced by Housing Match's on-platform rule-based engine, without external AI processing, and each one requires human review.
