  • Location — state, suburb, or region
  • Accessibility features — wheelchair access, hoist, roll-in shower, etc.
  • SDA design category — Improved Liveability, Fully Accessible, Robust, High Physical Support
  • Funding type — SIL, SDA, ILO, Core, Private
  • Vacancy status — available now, coming soon

Location-specific searches

We have dedicated location pages for areas with high housing demand:

Submitting applications

Support Coordinators can submit applications on behalf of participants. Can you apply for housing on behalf of a participant? Read our FAQ →

When submitting an application, ensure you have:

  1. The participant's consent — to share their profile information with providers
  2. Relevant documentation — NDIS plan, SIL/SDA assessments, OT reports, functional capacity assessments
  3. Accurate profile information — support needs, accessibility requirements, household preferences, lifestyle preferences
  4. Preferred locations — be specific about where the participant wants to live

Compatibility assessments

Housing Match uses AI-powered compatibility matching to assess whether a property and household are a good fit for the participant. This considers:

  • Support needs and ratios
  • Accessibility requirements
  • Funding types
  • Household composition and gender preferences
  • Lifestyle and housemate compatibility
  • Behavioural support needs
  • Clinical and health needs

The AI uses de-identified data — participant names, NDIS numbers, and contact details are removed before processing. Learn more about our privacy framework →

Finding providers

Browse our Provider Directory to find NDIS-registered providers for:

  • SIL Providers
  • SDA Providers
  • Support Coordination (for participants looking for a new SC)
  • Specialist Support Coordination
  • Allied Health
  • Community Access
  • Behaviour Support

Filter by state, region, service type, and disability expertise.

Tips for finding housing faster

  1. Complete the participant's profile fully — the more information available, the better the matching
  2. Upload current assessments — OT reports, functional capacity assessments, and SIL/SDA assessments help providers understand the participant's needs
  3. Be flexible on location — the more flexible the location, the more options available
  4. Apply to multiple properties — there's no limit on applications, and it increases the chances of finding a match
  5. Check for new vacancies regularly — new properties are listed every week
  6. Consider STA/MTA — if the participant needs housing urgently, Short Term or Medium Term Accommodation can bridge the gap

Understanding NDIS housing funding

To help your participants find housing, it's important to understand the different NDIS housing funding types:

  • SIL — funds support workers for daily living assistance
  • SDA — funds purpose-built housing for participants with extreme functional impairment
  • ILO — flexible living arrangements for participants with lower support needs
  • STA — short term accommodation (respite or transitional)
  • MTA — medium term accommodation (up to 90 days)

Privacy and consent

Participant privacy is protected at every step:

  • AI compatibility matching uses de-identified data
  • Consent is managed through a permanent, event-based ledger
  • Data sharing is consent-gated and logged in the audit trail
  • Participants can withdraw consent at any time
